When should a Notice to Leave be issued for the end of a fixed term tenancy?  

From the RTA www.rta.qld.gov.au 

A Notice to Leave can be issued for the end of a fixed term tenancy up to one day prior to the end of a fixed term tenancy without the tenancy reverting to a periodic tenancy, providing the correct timeframe has been applied. For example, a Notice to leave has been issued on 14 November 2022 providing two months’ notice to leave for the end of a fixed term tenancy that expires on 15 November 2022, after the 15 November 2022 the tenancy does not revert to a periodic tenancy and the tenants have until the expiry date on the notice to vacate. 

If the lessor requests the tenancy to end on the actual end date of the fixed term agreement, two months written notice must be given prior to the end date of the agreement.

Stacey Holt will present this lecture style event focusing on best practice procedures for lease renewals, rent and bond increases. We will focus on easy to manage processes that any agency can follow (and implement) when negotiating lease renewals with tenants including ways to manage timelines and follow up systems.
The session will also focus on educating lessors on the grounds to end a tenancy when negotiating lease renewals.

Portable pools and spas / Queensland law
Some portable pools and spas need to comply with the Building Act 1975 and the pool safety law in Queensland Development Code MP 3.4—Swimming pool barriers (PDF, 1.3MB).
Children can drown in portable pools and spas - the water doesn’t need to be deep.
The pool safety laws are aimed at stopping this tragic loss of life.
Where the laws apply
The pool safety laws apply if your portable pool or spa meets any of these criteria:
can be filled with water to a depth of more than 300mm
has a volume of more than 2,000L
has a filtration system.
In this case, you need to:
Get a pool safety certificate from a licensed building certifier stating that your pool complies with the pool safety standard, before filling the pool or spa with more than 300mm of water.
Obtain a building approval.
Register your pool or spa.
Exclusions from the laws
Queensland's pool safety laws don’t apply to a portable pool or spa that meets all of these criteria:
can’t be filled with water to a depth of more than 300mm
has a volume of less than 2,000L
has no filtration system.
Many models of portable pools meet these criteria, but check before buying.
Portable pools and spas don’t need to comply with the pool safety standard unless they’re assembled.
Indoor pools
Pool safety laws apply to indoor pools (including spas). This is a pool that is either:
completely enclosed by the walls of a building
on a deck or rooftop where the pool can only be accessed from inside the building.
Indoor pools must have a compliant barrier.
Bathroom spas are not considered swimming pools unless they are continuously filled to a depth above 300mm. This also applies to spas.
Outdoor–indoor pools
Indoor-outdoor pools (where the pool extends partly into the building) are treated as outdoor pools.
This means that regarding child-resistant doors:
indoor pools may use compliant child safety doors
indoor-outdoor pools may not use child-resistant doors as the barrier.
Exemptions
Your local council may offer exemptions on grounds of disability or where it’s impractical to install a fence.

Queensland Housing Summit Outcomes Report released

The Palaszczuk Government has released the Outcomes Report from the historic Housing Summit held in October.

The Summit - for the first time – brought together all levels of government alongside the construction industry and the real-estate industry along with planners, developers, community services organisations, homelessness advocates and community housing providers.

Almost 200 people joined in person, with many more attending virtually.

Ms Palaszczuk said the Summit was an historic step forward to address housing challenges being experienced not just in Queensland and Australia, but right across the world.

“The Outcomes Report I am releasing today sets out a program of actions backed by $56 million in new funding to deliver positive housing outcomes for the Queensland community,” the Premier said.

“I didn’t convene the Housing Summit to just talk about housing. I convened the Summit so that the government could work with stakeholders to find sustainable, tangible, workable solutions to the challenges Queenslanders face.”

The Outcomes Report focuses on expanding housing supply and increasing housing support for Queensland. Key actions include:

$11.7 million to expand tenancy sustainment responses to support vulnerable people to maintain their tenancies

$10 million to expand private rental assistance products and services for people experiencing severe rental stress

$10 million to deliver more temporary emergency accommodation with onsite support

$8.5 million additional support for after-hours homelessness outreach services

a further $5 million boost to the Immediate Housing Response

$5 million for a Community Engagement and Awareness Campaign on growth and housing diversity

$3.3 million for cost of living relief, including emergency relief and food relief

$2.5 million to support the review of the South-East Queensland Regional Plan

This $56 million investment is on top of the $1 billion boost in funding for the Housing Investment Fund announced at the Summit and the $5 million boost for the Immediate Response package that was announced in following the Housing Roundtable in September this year. This takes the government’s investment in social and affordable housing to an historic level of almost $4 billion.

The government is also undertaking an audit of state government-owned land and buildings for opportunities for residential use and partnering with local governments and non-government organisations to identify similar opportunities. The audit is expected to be completed in three months.

“And the government is working with community and faith-based organisations to similarly identify properties that can be used for vulnerable Queenslanders,” the Premier said.

”Another imminent step will be the opening of our Modular Homes Factory in Eagle Farm, where QBuild is using modern methods of construction to create prefabricated homes.

“We will continue to work with all levels of governments, industry, the private sector, our invaluable community housing providers and housing and homelessness community organisations to deliver this responsive and extensive program of work.

“There is more work to be done but we are taking important steps forward.”
